Funny, the insurance binder was the only problem we had. Actually, it wasn't a real problem— our agent dated it 1/14/02-1/14/03, so our lawyer called and had her fax a corrected one.

We didn't really do a final walk-through, mainly because we've had the keys for a couple weeks and have been bringing stuff over every couple days. It was for sale by owner, and when we originally went to look at the house, we found out we had a common friend, so it was all pretty casual.

Carpet poo lurks beneath our carpet. And beneath my fingernails.

If it was like ours, there was one thing missing from the packet we had to wait for. It was faxed fast (it was the insurance binder, and our agent rocks), but still you want to get in, sign and get out!

You think, oh my god, what am I doing!!! Then, it all is better. I'm glad Abra got the neighborhood she wanted. I hope she did a final walk through and did accept anything "as is" that was supposed to be fixed! (My peeve from the earlier thread).

I was very happy with our agent, too, and have since referred 4 buyers to her. We get a $100 Marshal Fields gift card when they close. In the three years we have owned our house, the value (the actual sales price others are selling our model) has gone up $40k. Sweet!

Of course, they could be done by now, and are ripping up carpet. Francine needs to keep a close watch on this thread. We don't really know what lurks beneath Abra's carpet...

I can't decide if I like your kitchen or not. Is it me, or is it oddly laid out? Do YOU like it? That's more important cause you're the one that has to live with it. Hmmm....waddaya think?

It's a little odd. The cabinets on the right side, next to the oven were added fairly recently, with a closet behind them, so they poke out somewhat. We plan to get rid of them and probably the closet too, and replace them with some sort of freestanding cabinet.

On the one hand LOOK AT ALL THAT SPACE!!! YAAAAAY!!! On the other hand, I don't see much counter space and the stove is so far away from the sink. The fridge looks like an after-thought (holy crap! We forgot to make space for the fridge - put it.....THERE!)

Yeah, we're moving the fridge as soon as we can get around to it. We'll probably put it to the left of the sink, and in its former place I want to install a kitchen desk for myself, for paying bills and such.

Maybe it's just the picture and the angle. The decor is nice. Do you like wooden cupboards? Where's the window? The linoleum looks like it's in great shape! Where does that door go? Aren't you sorry you got me started? Aren't you glad you're not my sister? Are you supposed to put a table under that light? Where will you have room for the chairs? How come one counter is wood-formica and the other is white formica? And where does that door go??!?!?

Okay, one question at a time. ;o) Yes, I like wooden cupboards, but not the color we have. Probably I'll paint them when I figure out what color I want the rest of the kitchen to be. There's a big window over the sink. The linoleum is mostly in good shape, although there's a few patchy spots. We'll replace it when we can afford to with either parquet or ceramic tile. You're much nicer than my real sisters. No, no table under the light. When I was taking the picture, I was standing in the breakfast area, where we could put a table, but I think I'd rather put a baker's rack or a wheeled worktable there, and put a table out in the sunroom. Yes, the countertops are different, since the one on the right is newer. I want to replace the countertops of the original cabinets because they're hideous and have scorch marks in spots. The brown slatted door is to the laundry room, and the open doorway next to it leads to the dining room.

That's a she. Actually, that's Abra Cat. I'm just a pale imitation. And yes, that's her territory, but my daughter got that Barbie car for Christmas, so now Abra has to make do.

quote:
But I can't say enough about that sunroom! Can you imagine summertime breakfasts out there? Or sitting out there when it thunderstorms? How about in the winter! It looks like it's insulated and you can be surrounded by natural light and snow while reading in your nice cozy sunroom. OOh OOh Your CAT IS GOING TO LOVE IT THERE!!!

Yep, we think our cats (all 4!) will love it out there. And yes, I can DEFINITELY imagine sitting out there all the time!

Oh dear god, you ARE evil! I had nightmares all last week that we'd pull up the carpet and find a giant bloodstain!

WHEEEEEEE!!!

I'm evil, I know it.

No freakin' kidding! ;o) Whoever installed the carpet certainly didn't skimp on staples! Okay, stupid question here... there's about a 1/2" space between the walls and the edges of the floor. Would we put in molding to cover this space? Don't laugh, I've lived in apartments my whole adult life!

I have been keeping an eye on this thread, Robb. Depending on the time of the closing, I would guess their day is pretty full. Pulling carpet can be a pretty tiring job. It is time consuming pulling out all the staples in the pad. I bet we will hear something tonight.

I'll answer the easy question first. You need to instal a 1/4 round around the perimeter of the room. It is molding, and you can get it at Lowe's. I beieve, if you have it measured, they will cut it to fit. Then you paint, or finish it, and install it.

Now, the not so easy answer. Sounds like you uncovered a mess with the floors. Can you give me a better explanation of the crud you found? Was it the pad sticking to the floor? Or, was it actually mold? If it is mold, it would point to a moisture problem being present. The crud would sand off, if you were going to finish the floors. I'd wonder if there is damage to the floor, something that caused the crud. Can you see any discoloration in the wood, black marks?

What you could do is try to get someone to come over and look at the floors. Look in your phone book for Floor Sanding and Refinishing. Most companies give free estimates, and that way a pro could give it a look see. You might want to consider getting it sanded and finished before you move in. It will be very easy to maintain after that.

It doesn't look to me like the floor is damaged. The crud is black and sticky and really hard to clean off, but we managed to clean off most of it by mopping it until the chunks unstuck, and then sucking them up with the vacuum. Once we actually got the stuff off, the floor looked fine. I'd just really like an easier way to get the crud off the floor to begin with. How much can it cost to have the floor sanded and finished? We'd be doing 3 12'X 12' rooms and 1 15'X 12" room.

There may have been another carpet, originally, and it may have been glued down. This was a common thing some years back. People would put indoor/ourdoor carpet inside. Indoor/outdoor carpet is glued down. If what you see stuck on the floor is stuck in a fairly uniform manner, I would lean this way. If it was residue from the pad that is down now, you would see it stuck here and there. In that case, usuually, you will find damage to the floor, under the stuck area of the pad. Moisture is what makes a pad stick.

Now, if it were a job I was pricing, I would want to look at it first. Most jobs I price over the phone, but anything with a problem needs to be seen. Our company charges $1.45 per square foot to sand and put three coats of polyurethane down. Sanding up crud does add to the cost. Most likely the extra would be around 25 cents, or so, extra, per square foot.

So, your room sizes are 612 sq. ft. This would cost $887.00, before the cost to sand off the crud.

If you are leaning that way, you should try to do it before you move in, before the furniture is moved. You will not regret the investment, because the floors will be clean, and easy to care for.

Congratulations on your home purchase, you couldn't have picked a better time with the way interest rates are right now!

I like that you were able to get into a neighborhood that you didn't think you'd be able to. They say that buying the smallest home in a neighborhood makes for the best investment return, my husband and I did the same and it's been very good for us - doubled our value in 7 years.

There is nothing like waking up in your very own home. Well, except maybe waking up in the Walt Disney Suite at the Grand Floridian or some such thing, but I digress.

My only advice it to take your time to learn about your living space in order to appreciate what changes you need versus want and to get it right the first time. Most of all, enjoy!

That's good to hear. Our house is in the really rich section of town, but one block over. I think our street is where the servants lived back in the old days. ;o)

Hee! Would you believe I'm actually thinking of talking my husband into using the money we're planning to use to go to WDW in December on the house?

How beautiful, Scarlet! Your house looks like something the Amish would live in in Indiana! I sure do love old houses! Is that an outbuilding of yours in the first pic? Gees your house is HUGE!!

I also love the view from your house. What a wonderful winter wonderland! And I can appreciate the artsy-fartsy icicle pic, too! Looks like you might have some wild-grape vines on that tree, though. Y'all might wanna watch that...my dad says wild-grapes will choke off the trees if you let 'em.

Thanks for posting pics. Hopefully Crank's not gonna find me and kill me for showin' y'all how to waste bandwidth...I mean post pics!

If this depression doesn't clear up soon, though, I'm gonna go to my parent's house and put the dog's sweater on my sister's fat cat and get some pics. Guess who's gonna be the first to see pictures of THAT!!!
A whole week of peaceful bliss, beginning with a giggle and ending with a kiss.

I'd say GO EAGLES! is appropriate! They, most likely will be in the Super Bowl this year. Our Patriots didn't quite make the ticket.

Wow, I love the view and I love the house! It's so big and I just love old homes, also. All those nooks and crannies they just don't make anymore.

This is so much fun, I'm gonna have to check if my scanner still works!
